The Action: Aerial photographs were an integral part of showcasing this detached, brick bungalow’s best asset – it’s 110-by-120-foot corner ravine lot abutting the Sunnybrook Stables, in the prestigious Bridle Path’s south end. More than a dozen serious buyers toured the property in person and a handful brought forward competing offers in late April.

What They Got: South of Park Lane Public School is a pocket of older homes on smaller plots, such as this 51-year-old bungalow with a U-shaped layout. An eat-in kitchen, a dining space, a fireside family room and a separate living area with north and south-facing windows makes up one arm of the U. The three bedrooms and three bathrooms take up the other arm, with the largest bedroom outfitted with wardrobe and makeup stations. Outside, patio stones and shrubbery surround a kidney-shaped pool.

The Agent’s Take: “It’s an old bungalow sitting on 100-by-120-foot ravine lot backing onto Sunnybrook Park, so it’s a very private and unique location inside the Bridle Path,” agent Olena Feoktistova says.

“The turnover rate is very small – maybe a couple properties per year – but not all of them are ravine lots.”

The home with an attached triple garage also suited families looking to rebuild on a smaller scale than the eight-figure mansions nearby.

 “A very nice feature of this neighbourhood is that there are bungalows, which are noticeably old, but are very unique. Every single bungalow is a different style,” Ms. Feoktistova says.

“A nice feature I loved the most is the walk-in closet, which has a lot of space and a place to put on makeup, and another feature I loved in the house is the walkout from the master bedroom to the backyard and swimming pool. It’s outstanding.”
