Over the years, a lot of sellers have asked me the same questions about their home, the market, and what to expect from the process. They are the same questions I had when I sold my first home and the same questions that sellers will ask for years to come.
To help prospective sellers prepare for their own home sale, I have put together a list of some of the most frequently asked questions that sellers have asked me.
The first step to selling your home is to get in touch with me to set up an initial seller’s consultation. Once we have met and established that we are a good fit, I will conduct a home assessment and we can go from there.
When should I list my home?+
The real estate market is constantly changing, especially here in Toronto. My expertise makes it easy to determine the best time for you to sell your home in order to receive the ideal results. Traditionally, sellers have the most success listing their home in the spring and fall seasons. At the end of the day, the right time to sell your home is when you are financially and personally ready.
Do I need to hire a stager?+
When you’re selling your home, you want to ensure that you are attracting as many serious buyers as possible. A stager’s expert eye will make sure your home looks its best so that your home sells quickly and for the right price. I am happy to recommend some local staging services that can help.
How do I know which offer to accept?+
I have helped plenty of sellers navigate through multiple offers and tough negotiations with ease. I will walk you through the price, conditions, and financial details of each offer to determine the strongest options. I always ensure that the buyer can follow through with what they have put forward so that the deal can be closed successfully.
How much is my home worth?+
Every seller wants to receive the highest possible amount of money for their home. To determine how much your home is worth, I will complete a Comparative Market Analysis to compare your home with similar properties that have recently sold in your area. The size, condition, and upgrades that you have done over the years will all have an impact on how much your home is worth.
How can I prepare my home?+
There is plenty you can do to make the selling process as easy as possible. Decluttering, completing minor repairs, adding a fresh coat of paint, and improving curb appeal are a few ways to ensure that your home looks its best before starting the listing process. Ensuring that your finances are in order is another vital part of pre-listing preparation, and should be done no matter how much real estate experience you have.
